Before negotiating I check how long the property has been listed, what sold nearby, and what the seller actually needs (timing, relocation, inheritance). My approach is analytical. I pull the real €/m² for the area, compare against the latest closed sales, and spot whether the asking price has room or is already fair. When we bring an offer backed by that evidence, the seller understands it and the conversation is fast and respectful. For the international buyers I advise, that clarity is everything.
