How much do you charge to manage the rental?

One month’s rent as finder fee when the tenant signs, with no extra monthly cost. Full management (rent collection, incidents, renewals) is agreed in writing beforehand — always as a percentage of collected rent, never blanket charges.

What happens if the tenant doesn’t pay?

We screen at the start: payslip, work contract, guarantor, history. Things can still happen — that’s why we recommend rent-default insurance (3–5% of annual rent) that covers 12 months + legal costs. We coordinate it with the insurer.

How long does it take to find a tenant?

For long-term lets in high-demand areas (Finestrat, Benidorm, Villajoyosa) the average is 2–6 weeks if the rent is market-aligned and the property is ready. If qualified profiles don’t come in within 30 days we review price, photos and exposure — straight talk.

Who handles maintenance and incidents?

Depends on the plan. With the basic option the owner manages directly; with full management we receive the tenant, call the trade (plumber, electrician, etc.) and notify you. You set the cap above which we must consult you first.
