Living in Benitachell (El Poble Nou)
An honest guide to living or buying in Benitachell, northern Costa Blanca: the Cumbre del Sol, the Cala del Moraig, clifftop villas with sea views, healthcare, getting around and cost of living.

Benitachell — Poble Nou de Benitatxell in Valencian — is one of the Marina Alta’s best-kept secrets. Tucked between Jávea and Moraira, it’s a small, quiet municipality whose great appeal lies in its cliffs: here is the Cumbre del Sol, an urbanisation of villas and new-build with some of the most spectacular sea views on the Costa Blanca, and at its foot the Cala del Moraig, a turquoise-water cove that looks like a postcard.
It’s a villa-with-views area — calm and nature — for those after privacy and a protected coastline without giving up having Jávea and Moraira a step away.
Who Benitachell suits
Benitachell fits if you want a villa with sea views, peace and nature, with the convenience of Jávea’s and Moraira’s services very close. It mainly attracts international villa buyers and families (thanks to the international school in the Cumbre del Sol). If you want village life with shops on your doorstep or a sandy beach, Jávea or Calpe will suit you better.
The areas of Benitachell
- The village (Poble Nou). The traditional old town, inland, with quiet local life all year.
- Cumbre del Sol. The large clifftop urbanisation, with villas and new-build with views, its own services and an international school within.
- Hillside urbanisations. Villas spread toward Jávea and Moraira, many with views of the sea and the Montgó.
Beaches and coves
Benitachell has no sandy beaches but spectacular coves: the Cala del Moraig, turquoise water at the foot of the cliff and home to the famous Cova dels Arcs, is the jewel. The surroundings — the cliff path and the Mascarat gorge — are among the most impressive coastal landscapes in the area.
Schools
Benitachell’s great distinction is that it has an international school within the Cumbre del Sol, alongside the area’s state schools and the wider Marina Alta offering. It’s a magnet for foreign families wanting a villa with a school nearby. We’ll help you compare options by your children’s ages.
Healthcare
Benitachell has a health centre, and the Hospital de Dénia (Marina Salud) is the reference hospital, plus private clinics with multilingual care around Jávea and Dénia. Combining Spanish public healthcare with private insurance is the norm.
Getting around
Let’s be clear: in Benitachell a car is essential, because the villas are spread across hillside and clifftop urbanisations, with the village apart. In return, it’s very well placed between Jávea and Moraira.
- Alicante Airport (ALC): around 1 h 15.
- Valencia Airport (VLC): around 1 h 15.
- Jávea and Moraira (services, beaches, shops) a few minutes away.
International community and social life
Benitachell has a strong international community — British, German, Dutch, Belgian — concentrated in the Cumbre del Sol and the villa urbanisations. Social life leans heavily on Jávea and Moraira, with multilingual services very close.
Cost of living
Daily life is reasonable, with Jávea and Moraira next door for everything. On property, Benitachell is a premium market: the sea-view villas of the Cumbre del Sol and the cliffs command high prices.
The Benitachell property market
Benitachell is almost exclusively a villa market — and a sea-view villa one — with new-build in the Cumbre del Sol as the standout product. It’s one of the areas with the highest average on the Costa Blanca. The average is misleading by view and elevation — what matters is the fine-grained figure by area.
