Living in Finestrat
An honest guide to living or buying in Finestrat, Costa Blanca: the village below the Puig Campana, the coastal Sierra Cortina and Cala, villas with views, golf, healthcare and cost of living.
By the team at Team Picou · RE/MAX Inmomás II — and this is home.
Finestrat is our town: the Team Picou office is here, so if there’s one area we know street by street, it’s this one. And it’s a place with an appealing split personality. On one side, the historic village, perched inland below the mass of the Puig Campana (1,406 m), the notched mountain that dominates the whole Marina Baja. On the other, the coastal area — Sierra Cortina and the Cala de Finestrat — right against Benidorm, modern, with new-build villas and apartments looking out to sea.
That combination — nature and an authentic village up top, coast and services below — is exactly what makes Finestrat one of the most solid residential bets in the area for living all year.
Who Finestrat suits
Finestrat is a particularly good fit if you want a modern villa or apartment with views and the convenience of having Benidorm next door, without living inside the bustle. It works very well for families, couples and remote workers. The Sierra Cortina area, with golf and new-builds, is in high demand; the village, by contrast, is for those after authenticity and mountains.
The areas of Finestrat
- The village (Finestrat poble). The whitewashed old town below the Puig Campana, with its viewpoint and painted streets. Local life, nature and calm.
- Sierra Cortina. The premium residential urbanisation, with new-build villas and apartments, sea and skyline views, and the Villaitana golf course alongside.
- Cala de Finestrat. The small cove and its surroundings, with apartments a step from the beach, on the Benidorm border.
Beaches and coves
Finestrat has its own Cala de Finestrat, a small sheltered beach next to Benidorm. And a step away, the two big sandy beaches of Benidorm (Poniente and Levante), plus the natural setting of the Puig Campana for those who prefer mountains to sea.
Schools
The area has state schools and access to international schools in the Marina Baja, plus all of Benidorm’s education options a few minutes away. If education weighs on your decision, we’ll help you compare options and availability by your children’s ages.
Healthcare
Finestrat has a health centre, and the Hospital Marina Baixa (in Villajoyosa) is the reference hospital, a few minutes away. Its proximity to Benidorm greatly widens the choice of private clinics with multilingual care.
Getting around
Finestrat’s coastal area sits right against Benidorm (5–10 minutes), with all its services and connections. A car is strongly recommended, especially for the village and hillside urbanisations.
- Alicante Airport (ALC): around 40–45 minutes.
- Benidorm (services, hospital, TRAM, shopping) 5–10 minutes away.
- Villaitana golf course within Sierra Cortina itself.
International community and social life
Finestrat combines a growing international community — British, Belgian, Dutch, Nordic — in the coastal area with traditional Spanish life in the village. Its proximity to Benidorm gives access to a huge social, retail and leisure life without living inside it.
Cost of living
Daily life is reasonable, with Benidorm next door for everything. On property, Finestrat is a villa and new-build market on the coast, with prices in line with its demand and views; the village offers somewhat more accessible options.
The Finestrat property market
Finestrat is, above all, a villa and new-build-with-views market in the Sierra Cortina and Cala areas, with village houses inland as the alternative. It’s one of the most active areas in the Marina Baja. The overall average is misleading because of the mix — what matters is the fine-grained figure by area.
