Calpe vs Altea vs Moraira vs Jávea vs Dénia: northern Costa Blanca towns compared
There is no single “best” town — the right one depends on whether you prioritise value, prestige, beach life, character or a real working town. As a quick steer: Calpe and Dénia for value and sea views, Moraira and Jávea for the upmarket established-expat feel, Altea for character, Finestrat for newer villas near Benidorm. Here’s the honest snapshot to help you shortlist before you fly in.
By Noël Picou and the team at Team Picou · RE/MAX Inmomás II, Finestrat — we know these towns street by street and advise in 6 languages.
Calpe — sea-front value under the Peñón
Iconic rock, long beaches, a real year-round town and some of the north’s best-value sea-view apartments. Great for buyers who want walkable beach life and rental potential without Moraira prices.
Altea — character and the old town
The artistic heart of the coast: white-washed old town, dome church, marina and a strong cultural scene. Suits buyers who value atmosphere and views over big modern resorts.
Moraira (Teulada) — discreet and upmarket
Low-rise, no high-rises by design, a pretty marina and a long-established Belgian/Dutch/German community. Premium villa prices, calm and exclusive.
Jávea (Xàbia) — the all-rounder
Three distinct areas (old town, port, Arenal beach), the Montgó backdrop, excellent restaurants and international schools. Broad appeal and strong resale; mid-to-premium pricing.
Dénia — a working town with gastronomy
A proper town with a castle, ferries to the Balearics, UNESCO gastronomy status and year-round life. Good value, especially for buyers who want amenities open in winter, not just in summer.
Benissa coast & Finestrat — two value angles
Benissa coast: quiet coves and villas between Calpe and Moraira. Finestrat: just inland from Benidorm, newer villas with sea views and strong value, close to amenities and the airport corridor.

“Buying in Spain is safe — if you run the checks in the right order.”
For an international buyer the essentials are: NIE, a Spanish bank account, and an independent lawyer (not the seller’s). Before the deposit we check the nota simple, that there are no charges or debts, licences and the energy certificate. I coordinate the whole process and explain each step in your language so you sign with complete peace of mind.

“Peace of mind lives in the details no one checks.”
I work calmly and methodically. In the interior of the Marina Baixa I see many homes with nuances: a cadastre that doesn’t match, un-legalised extensions, or shared access. I check those details before you fall for the price, so there are no surprises after signing. My job is for you to buy knowing exactly what you’re buying.
